Pre-Listing Home Inspections in Orange County

For homeowners in Irvine, Costa Mesa, Orange, Anaheim, Tustin and South Orange County who want to know what a buyer's inspector will find, before the home goes on the market.

The Short Answer

What is a pre-listing inspection?

A pre-listing inspection is a home inspection the seller orders before the house goes on the market. It looks at the same things a buyer’s inspector will look at: the roof, structure, plumbing, electrical, heating and cooling, and the visible condition of the home.

The difference is who reads it first. When you inspect before listing, you see the findings while you still have choices: repair, get bids, adjust the price, or disclose with a plan. When you wait, those same findings tend to arrive inside the buyer’s contingency period, on their timeline.

Sellers can pair it with a termite inspection and a sewer scope.

Why Sellers Inspect First

Know what the buyer’s inspector will find

Most buyers order their own inspection. The question is whether the report surprises you. A roof at the end of its life, a slow drain line, or dry rot at a window sill is easier to handle in the weeks before listing than in the days before a contingency deadline.

Every Trident inspection is performed by our own certified inspectors, all Trident employees, led by Certified Master Inspectors: founder Jeff Clark, General Manager Sean Culpepper and inspector Ted Kingland. Some inspection companies subcontract parts of the work or hand them to a referral; at Trident, every inspection is done by our own team.

Termite and wood-destroying organism reports are done in house through Trident Pest Control, our own company, registered with the California Structural Pest Control Board for Branch 2 and Branch 3 under #PR8662. Home, termite and sewer scope can be done on the same visit, which keeps scheduling simple.

What You Get

What a pre-listing inspection covers

One visit, written up so you, your agent and your contractor can act on it.

Full home inspection report

Roof, structure, plumbing, electrical, heating and cooling, and the interior, written up by our own certified inspectors. Delivered the same day.

Home inspections→

Termite report, done in house

A wood-destroying organism report from Trident Pest Control, SPCB #PR8662, with findings separated into Section 1 and Section 2 items. Same-week turnaround for most properties.

In-house termite inspections→

Optional sewer scope

A camera inspection of the main sewer line, so the line from the house to the street is not a question mark during escrow.

Sewer scope inspections→

A photo report you can share

Findings in the home inspection report are documented with photos. You and your agent decide how it is shared with buyers, and it reads clearly when you do.

A plan for repairs

Use the findings to get contractor bids, fix what matters, and price in the rest before you list.

Simple scheduling

Book online or call (949) 294-1188. Home, termite and sewer can be done on the same visit, so you are not coordinating three companies before listing.

Trident Pest Control inspects and reports; it does not fumigate or treat. If treatment is recommended, it is done by a separate licensed company. Who pays for repairs or treatment depends on your contract, so talk it through with your real estate agent. For what the two parts of a termite report mean, see Section 1 vs. Section 2 findings.

FAQs

Pre-listing inspection questions

It is a full home inspection that you, the seller, order before listing, instead of waiting for the buyer's inspector to write the first report. You get the findings first. Use them to get repair bids, decide what to fix and what to leave, set the price with your agent, and prepare your disclosures.
Ideally a few weeks before you plan to list, once you have decided to sell but before photos and showings. That leaves time to get repair bids, decide what to fix and what to leave, and talk with your agent about pricing and disclosure. An inspection the week the sign goes up still helps, but it leaves less room to act on what it finds.
Most will, and they should. A pre-listing inspection does not replace the buyer's inspection. What it changes is how much of that inspection is news to you. When the larger items are already known, repaired or reflected in the price, the buyer's report tends to hold fewer surprises, and the repair request that follows is usually easier to talk through.
In most cases, yes. Termite and wood-destroying organism reports are done in house through Trident Pest Control, our own company, under California Structural Pest Control Board Company Registration #PR8662 for Branch 2 and Branch 3. The home inspection, the termite inspection and a sewer scope can be done on the same visit. Ask for all three when you book and we will try to schedule them together. Trident does not fumigate or treat. If treatment is recommended, it is done by a separate licensed company.
California sellers have disclosure duties for conditions they know about, and a pre-listing report is something you know about. How the report itself is handled depends on your contract, so ask your real estate agent before you list. Either way, knowing the findings early means you are not learning about them for the first time from the buyer's side.
The home inspection report is delivered the same day and includes photos, so you can send it to your agent or a contractor for bids right away. The termite report follows with same-week turnaround for most properties. Book online or call (949) 294-1188 to schedule.
