We typically schedule within 2–3 business days. Same-day or next-day appointments are often available depending on location and inspector availability.
We need the property address, your contact info, the service(s) you want, and your preferred date range. If you're working with an agent, share their info so we can coordinate access.
Buyers don't have to attend, but we strongly recommend you join the walkthrough at the end. It's the single best way to learn the home and ask questions while everything is fresh.
Yes. Most home inspections are performed while the home is still occupied. We coordinate access through your agent and work efficiently to minimize disruption.
No fee for changes made 24+ hours in advance. Same-day reschedules may incur a mobilization fee depending on circumstances.

Pricing & Payment

Pricing depends on property size, age, and the specific services included. We price by tier (Essential, Comprehensive, Complete) and quote a flat fee per property. Contact us at (949) 294-1188 or use our quote form for a binding estimate tailored to your property.
We don't add travel surcharges within our normal Orange County, Los Angeles, Riverside, and San Bernardino service area. Long-distance assignments outside the standard area may include a mobilization fee, quoted up front.
We accept all major credit cards, debit cards, and digital payments (Apple Pay, Google Pay, Zelle). Payment is due at the time of inspection. Invoices are automatically generated and emailed.
Yes — we offer a discount for active-duty military, veterans, and first responders (police, fire, EMS, dispatch). Mention your status when booking.
Yes. Sewer scope, termite, and chimney inspections all have bundle pricing when added to a home inspection. We'll show you the options when you book.
The Inspection Process

The Inspection Process

Most home inspections take 2–4 hours depending on size and complexity. Smaller condos may take under 2 hours; larger estates over 3,000 sq ft may take 4 hours or more. Specialty inspections (sewer scope, mold testing, etc.) are usually 1–2 hours.
Your inspector arrives on time, performs a systematic walkthrough of the property documenting findings with photos, and answers any questions you have. We inspect roof, attic, foundation, electrical, plumbing, HVAC, interior, exterior, and grounds — top to bottom.
Active defects, deferred maintenance, safety hazards, code-relevant issues, and end-of-life systems. We document what's there — we don't speculate about what might be hidden behind walls.
No. Standard home inspections are visual and non-invasive. We won't open walls, lift carpet, or disconnect systems. If we find evidence that something needs deeper investigation, we'll recommend a specialist.
A standard inspection doesn't include sewer scoping, mold testing, termite inspection, pool / spa equipment certification, or specialty appliance verification. We offer these as add-on or stand-alone services.
Yes — your agent and contractor are welcome. We ask that observers stay out of the way of active inspection work.
The Report

The Report

Yes — most inspection reports are delivered the same day, with clear photos, notes, and recommendations for easy understanding and quick decision-making. Specialty reports (mold lab results, commercial PCAs) may take longer.
Photo-rich, plain-English, organized by priority. We include a summary of major findings up front, then detailed sections for each system (roof, electrical, plumbing, HVAC, etc.). Most reports run 40–80 pages.
Absolutely. The report is yours to share with your agent, contractor, family, or anyone else who's helping you make a decision.
We're available throughout your option period for clarification questions. Call, text, or email — we don't bill for follow-up.
Reports include severity ratings, photo documentation, and a prioritized summary of major findings. They do not include specific repair quotes — for exact pricing, your real estate agent will typically coordinate bids from licensed contractors.

Yes. We perform pre-drywall inspections, final walkthrough inspections, and 11-month warranty inspections on new construction homes throughout our service area.
Yes — Trident Pest Control operates under California Structural Pest Control Board License #PR8662. We issue Section 1 / Section 2 termite reports accepted by lenders and escrow companies.
Yes. Our commercial team performs ASTM E2018 PCAs for office, retail, industrial, and multi-family properties throughout Southern California. Reports are lender-ready.
Yes. We perform California home-hardening inspections aligned with the IBHS Wildfire Prepared Home program and California's Safer From Wildfires regulation.
We test only. This separation keeps our findings honest — we're not biased toward selling remediation. If remediation is warranted, we refer to vetted, independent contractors.
