That grade changes the physical form of the housing, not just the views. Downhill-side construction, split-level entries, tuck-under and partially subterranean garages, daylight lower levels, and multi-level townhome clusters stepped into the slope are ordinary here in a way they are not on the flat ground that surrounds the city. So is construction oriented to face out over the basin. Retaining walls follow as a consequence: a single property can carry a wall above the pad, a wall below it, and a shared wall on a side property line, built and modified across decades by different owners. And where a lot was cut into the hill on one side and filled on the other, the building pad sits on two different kinds of ground at once — which is a structural question, not a cosmetic one.

The housing stock is more attached, and more mixed in age, than most people expect. Census Bureau American Community Survey estimates for 2020–2024 count about 4,800 housing units in the city, of which roughly 1,800 — a little over a third — are detached single-family houses.   • 01Slope drainage and site grading. On stepped and terraced lots we trace pad drainage, area drains, swales, and downspout termination end to end. Blocked, undersized, or improperly discharged drains dumping against a foundation or behind a wall are the most common hillside finding and the cheapest one to catch early.
  • 02Retaining walls. They are the defining feature of a lot on this hill, and one property routinely carries several. We document material and apparent construction, height, tilt and rotation, horizontal and stair-step cracking, missing or plugged weep holes, hydrostatic staining and efflorescence, added fill loading a wall from above, and owner-built extensions. What a visual inspection cannot tell you is internal reinforcement, footing depth, or design capacity — a wall showing rotation, bulging, or progressive cracking goes to a structural or geotechnical engineer before you close, not to a patch.
  • 03Cut-and-fill pad behavior. Where a building pad spans both cut ground and placed fill, differential settlement is a real possibility. We look for the pattern, not just the crack: diagonal drywall cracking at openings, racked doors and windows, separated exterior stucco joints, out-of-level floors, and cracking that lines up across multiple rooms.

We run moisture meters and thermal imaging on those walls and check for efflorescence, staining, failed waterproofing, and inadequate perimeter drainage — that is where hidden moisture and microbial growth actually start in a hillside home.

A stepped or steeply pitched lateral run concentrates movement at the joints and at the break in slope, producing offsets, separations, and standing water at predictable spots. Combine that with the clay and cast-iron pipe still in place in the city's oldest housing — Census survey estimates put roughly one unit in eight before 1950 — and a camera run earns its place on most transactions here.
  • 06Attached hillside clusters. Multi-level townhome and condominium buildings stepped into the grade share walls between units and, frequently, slopes and retaining structures between buildings. Because a lateral running down a slope does not behave like one running across flat ground. On a stepped or steeply pitched run, movement concentrates at the joints and at the break in slope, and that is exactly where offsets, separated joints, and standing water show up on camera. Often — and specifically when the home has a below-grade or downhill-side wall: a tuck-under or subterranean garage, a daylight lower level, or living space cut into the slope. Those walls hold back soil, and if the waterproofing or the perimeter drainage behind them is not performing, moisture moves through. We use moisture meters and thermal imaging during the standard inspection to find it, and if there is evidence of chronic moisture or visible growth we can sample and send to an AIHA-accredited lab for species-level identification. Worth knowing: Trident tests, we do not remediate. If the lab says the air is clean, that is what the report says.
