Anaheim is the largest city in Orange County by population, and one of the most architecturally varied. Downtown's Anaheim Colony Historic District includes craftsman bungalows from the 1910s and 1920s — homes with aged knob-and-tube wiring concerns, original lath-and-plaster walls, post-and-pier foundations, and unique preservation considerations.

Most of central Anaheim was built between the late 1940s and the 1970s in tract waves, with the typical defects of that period: aging sewer laterals, original electrical panels (sometimes Federal Pacific), original cast-iron drain stacks, and 25–40 year old composition roofs at end-of-life. Anaheim Hills, by contrast, is mostly hillside and ridgetop construction from the 1980s onward — and most of it sits in a Cal Fire Wildfire Hazard Severity Zone, where home-hardening inspections are increasingly required for insurance.
