Chino Hills incorporated in 1991 and most of its housing was built between 1985 and 2005. The city is dramatically hillside — Carbon Canyon to the north, the Chino Hills State Park ridges to the south and west — which creates specific structural, drainage, and fire-exposure considerations not common in flatter parts of OC.
Vellano, the gated golf-course community on the western ridge, is among the highest-end housing stock in the Inland Empire. Los Serranos contains older 1950s–1970s ranch homes from before the master-planning era, alongside the newer hillside builds. Carbon Canyon homes are older still, often with septic systems instead of city sewer, and are typically in Very High Fire Hazard Severity Zone.
