1. Will the House Pass or Fail the Inspection?

There is no such thing as passing or failing a home inspection. The inspector will provide a non-invasive visual examination of the accessible areas of the home to identify any defects within specific systems and components. 2. Is an Inspection the Same Thing as an Appraisal?

The inspection will identify potential defects or safety concerns with the home or property, whereas an appraisal will determine the property's value. The appraiser bases their assessment on the location, size, age, and condition of the home and other comparable sales in the area. An inspector is only looking at the systems, structures, and other components of your home.

3. Should I Be Present During the Inspection?

A lot of first-time home buyers assume that they cannot be present during the inspection of the home they wish to buy, but that couldn't be further from the truth. It's a good idea to plan to be at the home during the inspection, and that way, you can ask the inspector any questions you may have about the home. It's a great opportunity to learn more about your home and for the inspector to share some inspection findings in real-time.
