What do I need to become a certified home inspector?

You will need certification, of course, and field experience to get a holistic training. It is important to remember that each state has different requirements, so check what your state will require. 

Most home inspection training tends to follow a structure of a certain number of hours in class, field training, and exams to get licensed if needed. You may also need to undertake an apprenticeship depending on requirements across different states. 

There are roughly 20 states at the moment that do not require a license for home inspectors, just training. However, that is always subject to change, so make sure to research state requirements before undergoing any training or certification.

How do I become a certified home inspector in California?

You can become a certified home inspector in California through courses with the Association of Certified Home Inspectors (InterNACHI). You will need a home inspection course that walks you through California’s Business and Profession Code to understand responsibilities as a home inspector, the California Home Inspection Agreement. 

California does not require a state exam to become a certified home inspector. No license is needed to become a certified home inspector as California does not have a licensing board. 

However, real estate agents and customers will ask for certifications, training, and experience before working with home inspectors, and it will be difficult to find work without the proper documentation.

You might also need continuing education courses once a year after completing your home inspection course to ensure you are up-to-date with changing requirements and legislative initiatives regarding home ownership in California.
